Scope
These Terms & Conditions apply to the temporary rental of the holiday apartment in Fritzens, Austria, as well as any related services.
Deviations apply only if expressly agreed in writing.
Where the booking or enquiry is submitted through the EasyGuestManagement forms embedded on this website, those forms are technically provided by an external service provider.
Contract formation & booking
The lodging contract is formed once you book (e.g., via email) and the booking is confirmed by the host.
The scope of services results from the written booking confirmation.
The contract is concluded directly between the guest and the host.
Prices, fees & payment terms
From €190 per night – depending on season and length of stay.
The prices listed in the booking confirmation apply.
The apartment is rented as self-catering accommodation. Final cleaning is provided by the host and is covered by the separately stated cleaning fee of €105.
plus local tourism tax: €2.60 per person/night (from 15 years).
A deposit of 15% of the total price is due within 3 days of booking confirmation. During this period, cancellation is free of charge.
The remaining balance is due no later than 2 weeks before arrival.
Arrival & departure
Check-in is from 3:00 pm and check-out is by 11:00 am. Please let us know your approximate arrival time in advance so we can welcome you smoothly.
Cancellation & no-show
Unless otherwise stated in the booking confirmation, the following cancellation terms apply:
Cancellations within 3 days of booking are free of charge; any deposit paid will be refunded in full.
Up to 14 days before arrival, cancellation remains possible without further payment obligation; however, the 15% deposit is retained as a cancellation fee.
From 14 days before arrival, as well as in the event of a no-show, 100% of the total price is due.
We recommend taking out travel cancellation insurance.
Guest obligations & house rules
The apartment is designed for 4 guests. A maximum of 5 guests is permitted; the additional sleeping space is a sofa bed in the living area.
The apartment may only be occupied by the number of persons stated in the booking confirmation. Over-occupancy requires the host’s explicit consent and may incur a surcharge.
Guests must treat the apartment and its furnishings with care and comply with the house rules.
Any damage or defects must be reported to the host without delay.
Smoking is not permitted inside the apartment; the private garden terrace may be used for smoking.
Pets
Pets (dogs) are permitted by prior arrangement and confirmation.
Dogs are welcome – we charge €20 per dog and per night.
Guests are liable for any damage caused by the pet and must ensure adequate supervision and appropriate use of the premises.
Liability
The host is liable only within the scope of statutory provisions.
We assume no liability for valuables, cash or other items brought by guests unless the damage is caused by intent or gross negligence on the part of the host.
Use of outdoor areas (e.g., garden, terrace) is at your own risk unless a breach of duty to maintain safety applies.
Data protection
Personal data is processed in accordance with the GDPR and Austrian data protection laws.

Governing law & jurisdiction
Austrian law applies, excluding conflict-of-law rules and the UN Convention on Contracts for the International Sale of Goods (CISG).
Mandatory consumer protection provisions of the country in which the guest has their habitual residence remain unaffected.
Final provisions
If individual provisions are or become invalid, the validity of the remaining provisions remains unaffected.
Amendments and additions must be made in writing.
